Anup Patel

Anup Patel is the Managing Partner at ZNP Development, where he leads the company’s acquisitions, development, construction, and long-term investment strategy. He oversees every stage of the real estate development process, from land acquisition and entitlements through design, financing, construction, lease-up, and asset management.

With more than 15 years of experience in real estate development, hospitality, construction, and asset management, Anup has led the development, acquisition, renovation, and operation of multifamily, residential, commercial, and hospitality projects throughout Texas.

He works closely with municipalities, lenders, architects, engineers, consultants, and contractors to deliver projects with disciplined execution, financial strength, and lasting value. His leadership is centered on a vertically integrated approach that emphasizes thoughtful planning, operational excellence, and long-term ownership.

Anup resides in Southlake, Texas, with his wife and two children. Outside of work, he enjoys spending time with his family, traveling, exploring automotive performance and design, and playing video games. His passion for real estate development extends beyond the office, continually driving his pursuit of projects that create lasting value for investors and the communities they serve.

Rahim Gangwani

Rahim Gangwani is a Partner at ZNP Development, where he leads investor relations, capital formation, asset management, and strategic financial partnerships. He is responsible for developing and maintaining relationships with investors, coordinating equity raises, structuring investment opportunities, and overseeing communications throughout the investment lifecycle.

With a BBA in Finance and over ten years of experience in banking, Rahim brings extensive expertise in commercial banking, lending, financial analysis, and relationship management. His background enables him to bridge institutional operational practices with private investment opportunities.

From initial introductions and due diligence through capital commitments, reporting, distributions, and ongoing engagement, Rahim works closely with investors to provide a transparent, professional, and responsive experience.

Rahim resides in North Richland Hills, Texas, with his wife. Outside of his professional responsibilities, he enjoys playing sports and board games, spending time with family, and taking road trips.
